Your rent is due on the 1st of each month.
Our office is open Monday-Friday from 9AM to 5PM. Please be sure your remittance is properly labeled, write your rental address in the memo field of your remittance. No cash is acceptable at any time.
Acceptable forms of rent payment:
All maintenance request must be made in writing. You may submit your request through your online tenant portal or by emailing your property manager.
In a non-emergency situation, please allow five working days. If you have not heard from our office or our vendor in five business days, please contact your property manager directly.
EMERGENCIES causing immediate danger such as fire, gas, electrical call 911 first, then follow up by placing an emergency call to our office at 407-339-5797.
Emergencies:
All residents are responsible for maintaining and changing the a/c - heating filters frequently or as needed. Also, change the smoke detector batteries at least twice each year or more frequently as needed. Light bulbs that are easily accessible also need to be maintained by the residents. In certain situations, yard maintenance may be required. Please refer to your individual residential lease for more details on your responsibilities as a tenant.
Any and all changes or modifications to the property must be requested and approved in writing by your Landlord and/or Property Manager.
Renters Insurance is a requirement while residing in your rental property. Certificate of Insurance must be provided to landlord as proof of insurance, Landlord and landlord managing agent must be listed as “additional interest”. Certificate of insurance must be renewed along with each lease renewal, new certificate must be submitted as evidence of insurance. It is highly recommended that all residents carry enough insurance to cover themselves and their personal property. Please consult with your insurance agent for specific details.
Please refer to your copy of your residential lease. Contact your property manager as soon as possible to discuss this situation in detail.
If your lease is ending soon and you would like to move out, it is required that you provide 60 days notice in writing through your tenant portal, by mail or emailing your property manager directly.
Contact your property manager directly for the necessary forms and fees to remove one roommate from the lease paperwork and/or have a new roommate added, if necessary. This is very important since the procedures for handling your security deposit may be affected when moving out.
Please contact your property manager before welcoming a pet in your house. Pets must be approved first and conditions may apply.
